What is a home measurement or floorplan service?

Measurement services are just what they sound like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How does a measurement service work?

During a home measurement or floorplan service, an appraiser measures the home or property with a measuring tool — either a tape or laser measuring device. As they walk the property, they note the layout of the rooms and other features, like stairs, hallways, and fireplaces. They might sketch out the property. Then, the appraiser creates a report and detailed floorplan showing the total area of the house and the general layout. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service necessary?

Real estate taxes

Property tax records frequently reflect the wrong area of a property because the values can come from several sources, and occasionally go unverified — meaning you may be taxed for more space than you have! Unless a certified appraiser has completed a recent valuation or measurement service on your property (after any updating that might have affected square footage), you'll need one to perform a measurement service before contesting your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling a home or property

A home measurement service will secure fair market value for your house. Living space is one of the most important elements potential buyers consider when purchasing a home — but since these values are often estimated rather than properly measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price for your home, but possibly even the number of interested buyers. The only reliable method of using an accurate GLA when listing your home is to refer to a previous appraisal or home measurement service completed by an appraiser (after any updating that might have affected square footage).

Material for agents

To make certain that your client's home closes at a price that properly reflects true market value, we suggest seeking a home measurement of the property. Clients, and potential buyers, will appreciate your thoroughness, and you can be certain that the GLA on your client's listing is truly representative of their home. A floorplan can also be a great marketing tactic to interest potential buyers because they can view the layout and attributes of the home before and after touring.
